Standard Terms and Conditions of Temporary Holiday Accommodation.

Note: Variances can be agreed on but only by arrangement with the management in writing.

Full payment is required to confirm the booking unless otherwise agreed with management. Payment may be made via VisaCard or MasterCard or direct deposit. All charges in Australian Dollar and will appear in our trading name of Frankston Rooming House. Once payment is confirmed, you will receive your self check-in code to access the key. This booking constitutes the guest acceptance of these Terms and Conditions. If not, management has the right to cancel the booking and attempt to re-let it.

By booking on this website you acknowledge our terms and conditions.

Cancellation will incur administration charge of 50% of first night booking. Management reserves the right not to refund for reduced length of stay unless a replacement is found for your booking.

The manager will make every effort to ensure the property is available as booked. However management reserves the right to make alterations to bookings due to unforeseen circumstances.

To maintain a good standard for our guests we require certain conditions to be complied with. We appreciate most will respect our property but the occasional abuse requires that we state the following conditions.

Number of Guests should not exceed the number stated on the Confirmation Notice or subsequently agreed in writing or email. Fees will apply for excess guests not agreed with the manager in advance. Unless otherwise specified, all rooms cater for a maximum of 2 guests using existing bedding and only registered guests allowed to occupy the room.

Parties and Functions are strictly prohibited. The price charged is for domestic use only and not commercial. Accordingly this rate does not allow for the extra wear associated with functions in terms of cleaning, garbage removal, wear and tear, repairs etc. Use contrary to this may result in loss of your bond and/or additional payments.

Damage, Breakages, Theft and Loss are the tenants responsibility during their stay.

Departure – the property should be left in a similar state to its condition on arrival. Check-out time is (10am), to allow housekeeping between 10am-12noon.

Check-in is after (12noon), to allow housekeeping between 10am-12noon. If you need any assistance with check-in, contact the house-keeper on 0423 612 088.

Disturbance to our neighbours, including excessive noise, is prohibited and may result in termination of rental and reported to police.

Security bond is via credit card provided at booking. It is designed to cover any additional costs incurred including but not limited to, any breakage, damage or excess cleaning requirements, extra guests beyond those declared, replacement/or rectification/or restoring costs and outstanding balance payments. Any guest, or group of persons, whose behaviour detracts from the quiet and peaceful environment within the house or its grounds, thereby reducing the enjoyment of others, will be asked to leave, and will be responsible for the payment of their full booking.

Pets are not allowed unless specific arrangements have been made in writing with the manager.

Loss – the management takes no responsibility for the guests personal property.
Variations to these conditions may only be made by prior arrangements with the owner in writing.

We regret that we do not accommodate groups.

We have a strict policy on littering, noisy behavior, property damage and in-room smoking. Smoking is only allowed outdoors.
